Bend Oregon Real Estate Market Report

(All information is pulled from the Cenral Oregon MLS and is not guaranteed)

01/07/10- Its a new year and home sales are going strong.  Our inventory is currenly down to 858 single family, stick-built homes on the market, (excluding contingent properties, manufactured homes, condos, and townhomes).  Currently 198 homes have contingent offers on them, most of them short sales waiting for the bank acceptance.  216 homes are curretly Pending Sale, and 173 home sales closed in the month of December.

10/16/08- Home sales in Bend were up in September according to the Bratton Report.  Bend home sales rose to 120 sales, up from 97 in August.  Good deals, motivated sellers, and Bend foreclosures are helping bring deals to the closing table.  The median price per square foot in Bend is down to $139 a square foot!  Read this months Bratton Report summary for Bend home sales.

7/9/08- The Bratton Report came out today.  For those of you not familiar with the report...  The Bratton Report is a Central OR real estate market report produced by Bratton Appraisal each month.  My real estate market updates will now include statistics from the report.  Read the summary of the July 9th Bratton Report

5/13/08-  Spring has brought buyers.  There are now a total of 2123 homes for sale in the Bend area.  The most affordable home is a Condo at the Inn of the 7th Mountain for $60,000.  The cheapest manufactured home with land is priced at $119,500, and the lowest priced stick-built home is priced at $130,000.

181 of the available homes for sale are priced at $1,000,000 or above, and 3 homes in this price range are pending sale.

There are a total of 194 homes that are currently Pending Sale, and 148 homes have sold in the Bend real estate market since 4/1/08.

Redmond Oregon Real Estate Market Report

11/10/08- Redmond currently has 854 homes for sale on the Central Oregon MLS.  This includes single family homes, condos, townhomes, and manufactured homes with land.  In addition there are 61 homes that are currently pending sale in Redmond.  These pending sales range from $86,000- $1,149,000.  44 homes in the Redmond real estate market have closed escrow in the past month (since 10/10/08).

2/15/08- There are currently 791 residential properties for sale in Redmond on the Central Oregon MLS.  In addition, 72 properties are pending sale. A total of 44 properties have sold in Redmond since the first of the year.

• 2/5/08  Mt Bachelor offers discounted lift tickets! Mt. Bachelor has announced a stimuls plan to boost vistors.  Lift tickets can be purchased as low as $29. Read more about Bachelor's stimulas plan.
  
• 2/5/08- Bend Winterfest starts Feb. 13th. The annual Liberty Bank Bend Winterfest will be held on Feb. 13th-15th in the Old Mill District in Bend.  More information on the Bend Winterfest.
  
• 1/09/09- Prudential Northwest Properties has opened a Sunriver Real Estate office located in the Sunriver mall.  While other real estate companies are closing their offices, Prudential Northwest Properties has expanded.  We now have offices in Bend, Redmond, Prineville and Sunriver.
  
• 11/12/08- HUD, the US Department of Housing and Urban Development, is now offering homes at $1
• 5/22/08- USA Today calls Bend OR "the new Boulder".  The article talks about Bend's recreation, beauty, and real estate opportunities.  Read the full article.
